Individual Services for specific needs, or the Full Brokerage model for comprehensive, end-to-end support.
How do payments work for Individual Services?
For all Individual Services, payment is due upfront before each service is completed.
This includes the Debt Advisory Report, Offering Memorandum, Lender Search Report, and the Full Process (to Term Sheet Analysis).
The Initial Consultation remains free.
How does payment for Full Brokerage work?
With Full Brokerage, you pay a 0.5% fee of the loan amount at closing.($1mm+ Loan amount, higher fee percetage for lower loan amounts)
This means you don't pay anything upfront for the comprehensive support leading to a smooth loan facilitation from start to finish.
What is included in the Individual Services options?
The Individual Services options let you pick and choose specific support based on your project's needs.
These include:
Initial Consultation: A free, no-obligation chat to understand your needs.
Debt Advisory Report: A tailored report analyzing optimal financing strategies for $1,000.
Offering Memorandum: A professional document showcasing your project to potential lenders for $1,000.
Lender Search Report: A comprehensive report detailing lender interest and engagement, which includes both the Debt Advisory Report and Offering Memorandum, for $2,500.
Full Process (to Term Sheet Analysis): End-to-end support up to the point of term sheet analysis for $4,500.
What if I pay for one of the upfront options and I decide later that I want to utilize Montgomery Lending to close?
We will charge a 0.5% fee ($1mm+) paid at closing.
At closing we will reimburse you for fess paid previously upfront.
